Is a small 1940s Cabin John Gardens door worth refinishing?
Usually yes. The wartime cottages were built quickly but from solid stock, and the doors are modest rather than flimsy. They are also non-standard sizes, so a replacement is a special order rather than something off a rack. If yours has been painted five or six times the profiles have gone soft and stripping brings them back. Where a bottom rail has genuinely rotted through we will say so at the quote, and we will say it before we start rather than after.
Does the Cabin John Gardens cooperative have to approve the work?
That is a question for your co-op board, not for us — the land is held collectively, which is unusual, and we will not tell you what your own governing documents say. What we can say is that refinishing changes nothing structural and nothing about the opening. Same door, same size, same hardware, better finish. Our house was rebuilt in 2012 and the mahogany door is already gray. Why?
Because the factory clear coat on a new stain-grade door is thin, and mahogany is a strongly pigmented wood that fades fast when UV gets through. Fourteen percent of Cabin John's housing was built since 2010, so we see a lot of these. Nothing is wrong with the slab — it is the coating that has given up. We strip back, re-pigment to even out the sun-bleached areas, and build a proper film. Then it wants a maintenance coat rather than another full strip.
My door swells and binds in summer. Will refinishing fix that?
It usually does, because the cause is almost always unsealed edges. Most doors are finished on the two faces and left bare on the top and bottom, which is exactly where moisture climbs into the end grain — and on a bluff above the Potomac there is plenty of it. We strip, let the slab dry, then seal all six edges, top and bottom included, before adjusting the hardware and the strike. Sealing those edges is what stops it coming back next August.
