Door Refinishing in Oakton, VA
Oakton is where Fairfax County keeps its attainable luxury: established brick colonials sitting one tier below McLean, Great Falls and Vienna, with a median home value of $792,100 and a luxury layer running well past it. There are 5,028 detached houses here among 14,383 units, 12 percent of the stock predates 1970, and the 1970s is the largest single decade.
The dominant house is a colonial, split-level or brick front built between 1975 and 1995. Those are the houses whose original stained entries are giving out right now, thirty to fifty years of weather on a finish never meant to last past its first decade. We strip them back and rebuild them at your house. Call (202) 979-9977.
Front Door Refinishing for Oakton's 1975 to 1995 Brick Colonials
The archetype here is a 36-inch six-panel entry set in the middle of a brick front, stained rather than painted originally, flanked by two narrow sidelights and topped with a small pediment or a shallow portico that shades almost nothing. Fox Mill Estates, Waples Mill Manor, Hunt Valley and Fox Den Estates, which dates from 1968 to 1973, are full of them. Split-levels carry the same door set slightly lower and closer to grade. What we find under the old coating is nearly always solid stock worth keeping, oak or fir and sometimes mahogany, hanging in a frame that has moved and settled with the house for forty years. Replacing that means new frame work, hardware fitting and a lead time. Refinishing means a day.
Your South-Facing Oakton Door Takes More Sun in January Than in June
This is the fact that surprises people most. NASA POWER climatology for Northern Virginia, 2001 to 2020, shows that a south-facing vertical surface, which is exactly what a front door is, receives more solar energy in November, December, January and February than it does in June or July. The reason is geometry. Low winter sun strikes the face of the door nearly square on, while high summer sun mostly passes over it. So a south-facing Oakton entry takes its heaviest UV load in the same months it is handling freezing nights and wet mornings. That combination is why the stain bleaches out of the top rail and the panels while the shaded hinge stile still looks presentable.
Sidelights, Transoms and the Rest of the Oakton Entry
Oakton entries are rarely just a door. The standard 1980s package here is a slab plus two sidelights plus a wooden frame and brickmould, with an arched transom over the top on the larger houses. Those surrounding pieces usually fail before the door does, because water runs down the frame and sits in the joint where the sill meets the brickmould, and because sidelight stiles are narrow with a lot of edge relative to their face. Refinishing the slab alone against a gray, checked surround looks half-done from the driveway, and the mismatch is obvious in flat morning light. Door, sidelights, transom and frame are each priced on their own line, so the cost of every piece is visible before you choose.
Oakton Subdivisions We Work In
Fox Mill Estates, Waples Mill Manor, Hunt Valley, Oakton Estates, Fox Den Estates, Taylor Run, Clarks Crossing and Oakton Village, plus the properties along the Hunter Mill and Blake Lane corridors. Oakton's median household income is $160,663, and the luxury tier runs from roughly $1.3 million upward, which packs a lot of substantial entries into a small area. Nearly all of these subdivisions carry an HOA or recorded covenants that care how the front of the house reads from the street. Because refinishing leaves the slab and its profile identical to what was approved originally, it is normally the least contentious thing you can do to a front elevation. Ask your association if you are unsure.
What the Job Looks Like on an Oakton Driveway
We park once, set out on the driveway rather than the lawn, and run containment at the entry. The door stays on its hinges the entire day, so nothing is standing open and nothing gets boarded. Old finish off, sand to sound wood, treat any checks and opened joints, stain, then build the coats. Most single Oakton doors are closed and locked the same evening. A door with sidelights and a transom often runs into a second day so the color goes on as one batch across all of it. Single entry doors $550 to $1,400, doubles and French pairs $950 to $2,200, wood garage doors $1,200 to $3,200. One-year written warranty, 15+ years at it.

Questions
Frequently Asked Questions
Our 1980s oak door has a starburst glass insert. Is it worth saving?
Usually. The insert is a separate glass unit set into the slab, so it gets masked and protected while the wood around it is stripped and refinished. The glass itself is generally fine. It is the wood frame around it that has gone gray. That style does date the house, which some owners like and some do not, but that is a decision about taste rather than condition. The slab underneath is normally solid oak and worth keeping.
How do I know whether my door needs a full strip or just a maintenance coat?
Look at the color and the film. If the finish is intact and simply dull, with no bare patches and no gray wood showing, a light sand and fresh topcoats will do, at a fraction of the full price. If the stain has bleached out anywhere, if the grain has raised, or if the film is cracking or lifting, a maintenance coat over that just seals the problem in. We tell you which one you have at the quote.
We are listing the house in the spring. Is the front door worth doing first?
It is the cheapest single change you can make to the front of an Oakton house. Everything else on the elevation is brick, which does not age visibly, so a gray, peeling door is the one thing a buyer reads as neglect from the curb. Refinishing runs $550 to $1,400 on a single entry and takes a day, against weeks of lead time and several times the money for a replacement unit and frame work. Book early, because spring fills up.
Our stain has gone orange. Can you change the color?
Yes. Once the old finish is off we are back on real wood, and you pick the color from there. Orange usually means an old oil-based coating that has ambered with age, or a red-toned stain that has faded unevenly. Modern exterior stains hold their tone far better, and a pigmented stain blocks more UV than a clear coat does, which buys extra years on a south or west-facing Oakton entry. We test the color on the hinge stile and let you see it in daylight first.
