Door Refinishing in Ashburn, VA

Ashburn is the youngest door market in Northern Virginia, and that shapes the whole job. Only about 2 percent of the housing here predates 1970, roughly half of it went up after 2000, and the 1990s is the largest single decade. There is no colonial-era joinery to rescue in Loudoun's newest ZIP codes. What there is instead is an enormous stock of 1995 to 2010 builder entries in stain-grade mahogany, oak and fiberglass, every one of them delivered under a single thin factory clear coat.

Fifteen to thirty years on, that coat is gone from every south and west elevation in town. Belmont Country Club alone holds 2,157 Toll Brothers homes. Add Brambleton, Broadlands, Willowsford and One Loudoun. Call (202) 979-9977.

Front Door Refinishing for Ashburn's 1995 to 2010 Builder Homes

Ashburn has 6,673 detached houses among 18,065 housing units, and nearly all of them came from a production builder inside a fifteen-year window. That means the doors repeat. Walk Ashburn Farm or Ashburn Village and you meet the same 6'8" six-panel stain-grade unit over and over. Walk Belmont Country Club, where 2,157 Toll Brothers homes went up mostly in the 1990s and early 2000s, and the entries get taller: eight-foot slabs, a sidelight either side, an arched transom above. Willowsford and the newer Brambleton sections go bigger again. The timber is decent. The problem was never the slab. It is the one thin clear coat sprayed on it in a warehouse in 1999 and never touched since.

Why a 20-Year-Old Ashburn Door Already Looks 50

Homeowners here get told their door is past it. It is not. The USDA Forest Service Wood Handbook, chapter 16, states that a clear varnish in direct sunlight generally needs recoating every one to two years. Your builder applied one coat, and nobody has been back since the house was framed. Run that arithmetic on a 1999 door and it has been living on an expired finish for two decades. Once the film goes, UV reaches the wood surface directly. The stain bleaches out of the top rail first, then the panels gray, then the grain opens and starts taking on water. None of that means the door is done. It means the finish is done.

HOA Architectural Guidelines in Belmont, Brambleton and Broadlands

Almost every Ashburn address sits inside a homeowners association with an architectural review process, and Belmont Country Club is gated on top of that. It works in your favor. Refinishing changes nothing a committee normally cares about: the slab, the panel layout, the glass, the hardware and the opening all stay exactly as they were approved. A replacement door with a different light pattern is what generates an application and a wait. Where covenants set an approved palette for the street, hand us that page when we quote and we will stay inside it. Ask your own association first, though. We cannot answer for a committee we have never met.

Ashburn Neighborhoods and Subdivisions We Cover

Ashburn Farm, Ashburn Village, Belmont Country Club, Broadlands, Brambleton, Willowsford, One Loudoun, Loudoun Valley Estates, Moorefield Station, Lansdowne and Goose Creek Village are all normal weeks for us. Loudoun County's median household income is $181,765, the highest of any county in this region, and the entries reflect it: wide double doors, sidelights, transoms, and stained carriage-style garage doors on the same wall. Because these subdivisions were delivered in phases, whole streets tend to fail at once. If two or three neighbors want doors done together, say so at booking. Same trip, same batch of stain, and less of our van on your street overall.

What an Ashburn Door Refinishing Day Actually Looks Like

We arrive in the morning and set up at the entry: drop cloths across the stoop, containment around the opening, glass, sidelights, hardware and stonework masked. Your door is not removed and not carted off. It hangs where it is for the whole job, so the house stays locked and conditioned. We take the failed clear coat off, sand back to sound wood, deal with any joints that have opened, then stain and layer the exterior-grade topcoats on. Most single doors close and lock that same evening. Single entry doors run $550 to $1,400, doubles and French pairs $950 to $2,200, wood garage doors $1,200 to $3,200. One-year written warranty, 15+ years in the trade.

Questions

Frequently Asked Questions

My door is only 20 years old. Why has the finish already failed?

Because it only ever had one thin coat on it. Production builders spray a single clear coat at the factory, and the USDA Forest Service puts the recoat interval for a clear varnish in direct sunlight at one to two years. Nobody in Ashburn recoats a brand-new door in year two. The house is new, the door looks fine, and it gets forgotten. By year fifteen the film is long gone and the wood is taking UV directly. That is a maintenance gap, not a bad door.

Can you stain a builder-grade fiberglass door a different color?

Darker, usually yes. Lighter, no. Fiberglass doors are molded with a printed wood grain and refinished with gel stain rather than a penetrating stain, because there is no open grain for pigment to soak into. So we can take a faded oak-look door to a deeper walnut or mahogany tone, but we cannot pull color back out of it. A lot of Ashburn's 1990s and 2000s houses came with a stain-grade fiberglass front or side entry, and they come back well.

Do you work on Ashburn townhouses, or only single-family homes?

Both. Brambleton, One Loudoun, Moorefield Station and Loudoun Valley Estates all have large townhouse sections with stain-grade front doors that fade exactly like the ones on detached houses, often faster, because a townhouse entry rarely has a deep porch over it. The one extra step is your association: the front door of an attached home is frequently governed by the HOA rather than by you alone. Check your documents and we will supply a written scope for the file.

What is the difference between refinishing and just repainting my door?

Repainting lays a new film over an old failing one, so it fails again along the same lines, usually inside a season or two. Refinishing takes everything off, back to bare sound wood, repairs what has opened up, then rebuilds from stain through multiple protective coats. On an Ashburn builder door with a clear factory coating, painting over it also throws away the wood you paid extra for. Stripping it puts the grain back on show.
