Why DC's Housing Age Makes This a Refinishing Market, Not a Replacement One

Census figures put 62 percent of the District's housing at pre-1970 construction, and the single largest bucket is 1939 or earlier. Chevy Chase is squarely in that bucket. Is refinishing actually cheaper than a new door?

Almost always, and the gap is wider than people expect once you price a like-for-like replacement. A new solid hardwood door with matching sidelights, plus fitting, plus new hardware, plus finishing, plus making good the frame, runs well past what a refinish costs. Our single-door range is $550 to $1,400. The other half of it is that the replacement is usually inferior timber, and on a pre-1939 house it rarely looks right in the opening.

My door was stripped and stained once before and it went blotchy. Why?

Two usual causes. Either the sanding was uneven, so the wood took stain at different rates across the face, or the previous finish was not fully removed and the residue blocked the stain in patches. Both are prep failures rather than product failures. We sand the whole face through a consistent grit sequence and check it wet before any color goes on, which shows up exactly the patches that would have gone blotchy.

Can a painted door be brought back to a stained finish?

Sometimes. It depends what is under the paint and how many coats went on. Once we have a corner stripped we can tell you honestly. If the slab is good hardwood with clean grain, stain is a genuine option and it transforms the entry. If it is a softwood door that was always intended to be painted, or the grain has taken up old pigment, a proper paint finish will look far better than a stain forced onto unwilling wood.
