Door Refinishing in Columbia, MD

Columbia was founded in 1967 by James Rouse, and its housing shows it: 43,280 units, 13,637 of them built in the 1970s and 11,107 in the 1980s, with just 11% of the town predating 1970. Straight talk — this is not a market full of eighteenth-century paneled entries. What it does have is 17,080 detached houses whose original stained doors are now forty to fifty years old and long past the finish life anyone designed for them.

That is exactly the job we do. The slab stays on its hinges, the house stays secure, and a single entry is stripped, stained and sealed in one day. Fifteen-plus years at it, one-year written warranty. Call (202) 979-9977.

Columbia's 1970s–1990s Housing Stock and the Doors On It

The numbers set the expectation honestly. Columbia has 43,280 housing units: 13,637 from the 1970s, 11,107 from the 1980s, 7,367 from the 1990s, and only 4,912 built before 1970. Median household income is $131,490 and median home value $497,400, across 17,080 detached houses and 10,993 attached. What that means on the porch is a specific door — a 1970s or 1980s six-panel or three-panel slab, often lauan or fir, sometimes with a diamond or half-round light, hung under a shallow modernist overhang that gives it almost no weather protection. Decades of recoats have usually left a thick, cracked, amber film that has to come off entirely before anything new will hold.

Freeze-Thaw Damage: About 83 Cycles a Year at BWI

About 83 freeze-thaw days occur here in an average year, derived from NOAA daily records for 1991–2020 at BWI. That is the number that kills door finishes in Howard County. Water gets into a hairline crack in the film during a wet afternoon, freezes overnight, expands and widens the crack, then thaws the next day and goes in deeper. Eighty-three repeats a winter and the film lifts in sheets rather than wearing evenly. Columbia's flat-roofed and low-overhang entries make it worse, because the slab takes rain directly. Once bare wood is showing, sunlight starts breaking down the surface fibers and the next coat has nothing sound to grip.

Village Covenants and Resident Architectural Committee Approval

Every Columbia village is a covenant community, and the covenants are part of your deed. Exterior alterations go to a Resident Architectural Committee of village volunteers, which makes a recommendation to the village Architectural Committee, and applications typically call for a description of materials including color samples for paint. In practice, refinishing an existing door in its existing color is the simplest possible submission — same slab, same opening, same profile — and restoration is usually treated differently from replacement. But every village office runs its own process and its own guidelines. Call your village covenant advisor before you book, and we will supply whatever product data or color sample they ask for.

The Ten Villages of Columbia We Cover

We work all ten villages: Wilde Lake, Harper's Choice, Oakland Mills, Long Reach, Owen Brown, Town Center, Hickory Ridge, Kings Contrivance, Dorsey's Search and River Hill. The vintage steps forward as you move west, and so does the door. Wilde Lake and Harper's Choice give us the oldest slabs, the ones carrying the most accumulated coats. Kings Contrivance and Hickory Ridge are the 1980s tier. River Hill, finished last, has 2,096 dwelling units and much larger entries — sidelights, transoms, eight-foot slabs. Different eras, same failure: the finish gave out long before the wood did, which is why refinishing beats replacing on almost all of them.

On-Site Refinishing in Columbia — One Day, Door Stays Hung

Nothing gets carried away to a shop. We mask the opening, set containment, strip the old film by hand, sand the slab down to sound bare wood in place, then stain and build clear coats in the opening. Your house is never open to the street and never left unlocked. A single entry is a one-day job; doubles, French pairs and badly checked slabs may take two. Columbia pricing is $550 to $1,400 for a single entry door, $950 to $2,200 for a double or French pair, and $1,200 to $3,200 for a wood garage door, all with a one-year written warranty. Questions

Frequently Asked Questions

Is refinishing worth it on a 1980s door, or should I just replace it?

Nine times out of ten the wood is fine and only the finish has failed. A 1980s builder slab that still closes square, latches properly and has no rot in the bottom rail is worth refinishing — you keep a solid door and a hung, shimmed, weatherstripped opening that already works. Replacement means new trim, new threshold, new hardware fit and often new interior casing. We will tell you plainly if a door is past saving.

What does the one-year written warranty cover?

It covers the finish work we performed: adhesion, peeling, flaking or premature failure of the coating system on the surfaces we refinished. You get it in writing at the end of the job, not as a verbal promise. It does not cover new physical damage, storm impact, or a door that was already structurally failing and disclosed as such. If something goes wrong inside the year, we come back out and put it right.

Do you have to take the door off its hinges?

No, and that is the whole point of the way we work. The slab stays hung, the opening stays filled, and your house stays locked and climate-controlled from the first sanding pass to the last coat. Taking a door away to a shop means a plywood panel in your entry for several days and a rehang afterward that rarely closes as well as it did. In place, the geometry never changes.

What about sidelights and transom glass?

We refinish the wood in and around sidelights and transoms as part of the job. Glass is masked and the muntins and stops are cut in by hand — that detail work is a big part of why a full surround costs more than a plain slab. If a glazing bead is rotten or a seal has failed, we flag it before we start rather than coating over it. Leaded and stained glass is masked and left untouched.
