Never power-wash a door. NPS Preservation Brief 47 is explicit that pressure washing drives water into the wood and into the wall behind it, and in this town that is not a theoretical warning. Main Street has flooded repeatedly across its history — 1868, 1901, 1923, 1952, 1972, 2011, and again on July 30, 2016 and May 27, 2018, when the valley took six and then eight inches of rain inside two hours. Water that has been through a door once leaves the substrate compromised: raised grain, opened joints, and silt carried deep into the end grain. That wood has to be dried, assessed and cleaned by hand before any finish goes near it.

The Ellicott City Historic District is listed on the National Register and is also a local historic district, which puts exterior work in front of the Howard County Historic Preservation Commission. Board review and a Certificate of Approval are generally required for exterior alterations visible from the street, though some repair is classified as routine maintenance and does not need approval. Often, yes, but not immediately. Wet wood has to come back down to a stable moisture content before anything is coated, or the finish will be sealing water inside the slab. We check the door, let it dry, then assess the joints, the bottom rail and the end grain. If the stiles have separated or the bottom rail is soft through, we say so. Coating a swollen door to make it look fixed is how people pay twice.
Do you work on Main Street's historic buildings?
Yes, including commercial and mixed-use fronts. The valley makes the logistics harder — limited loading, narrow footpaths, shared party walls — so we plan access before the day and keep containment tight to the opening. We use hand methods on old joinery rather than heat guns or heavy machine sanding, which protects both the profile and the neighbors. Where the property sits inside the historic district, we work to whatever the Commission has approved.
Is chemical stripping safe on nineteenth-century wood?
Used correctly it is far safer than the alternatives. Heat guns scorch and can raise a fire risk in old fabric, and machine sanding rounds off crisp panel profiles that cannot be put back. We work in small sections, keep dwell times controlled, neutralize properly and finish by hand. Older paint layers are treated as potentially lead-bearing and handled with containment. If a door is too fragile for stripping at all, we tell you before we start.
Which finish holds up best on a shaded door in the valley?
Shade helps enormously — the USDA Forest Service Wood Handbook notes that finishes on north-facing exposures last about twice as long as those in direct sun. But shade in a river valley also means slower drying and more mildew pressure, so the system matters. We favor a penetrating stain under a built, breathable topcoat rather than a thick brittle varnish film, because a film that cannot move will crack at the joints first.
